Acreage and Estates North of Redstone: Hazel Green, Meridianville and Toney

Some people move here and want a yard. Others want room for a shop, a garden or just more space between houses. If that's you, north Madison County is where a lot of buyers start looking. This post is a regional overview. For details on a specific community, follow the links to our community pages.

The areas

Hazel Green. North of Huntsville along Hwy 231/431. It's home to Sydney School Estates, an estates community with larger homesites.

Meridianville. Between Huntsville and Hazel Green. It's home to Mullins Bend, a community of new homes by Wal Bilt.

Toney. Northwest of Huntsville in Madison County. Ask us about current listings there.

Northeast Huntsville belongs in the same conversation. Brier Fork Crossing is a private community of just 23 homesites, many half an acre or more, with custom homes by Wal Bilt, Inc. and Bart Darwin Builders.

The drive to Redstone

Living north usually means a longer drive, so go in with your eyes open. The northern gates matter more for you. According to the Arsenal's access control page, checked October 14, 2026, Gate 10 on Patton Road is open 5:30 a.m. to 9 p.m. on weekdays, and Gate 8 on Goss Road is open 1:45 to 9 p.m. on weekdays and 5:30 a.m. to 9 p.m. on weekends. Gate 9 on Rideout Road is open around the clock. Gate hours change, so check our gate hours guide and the official page before you decide.

What's different about buying land

Acreage comes with questions you won't face in a subdivision close to town.

• Homesite details. Ask for the plat, setbacks and any building envelope so you know exactly where the house can go.
• City or county? Many addresses north of Huntsville are outside city limits. That affects which services you get and which offices you deal with.
• School district. Don't assume it from the mailing address. Read how school enrollment works after a move and confirm with the district.
• Covenants and HOA rules. Even on acreage, rules can limit fences, outbuildings, animals or pools. Read them before you write an offer.
• Survey and easements. On larger parcels, a current survey shows exactly what you're buying.

New estate homes vs. existing homes on land

You'll find both up here. A new estate community gives you a new house and lot together, with a builder's schedule to plan around. An existing home on land may come with outbuildings and mature trees, and more to inspect. Quick answers

What kind of homesites does Sydney School Estates have? It's an estates community with larger homesites. See the Sydney School Estates page for current lots and details.

Can I keep animals or build a shop? It depends on the property's covenants and zoning. Ask for the restrictions in writing before you make an offer, and check with the county or city on zoning for the address.

Property taxes and homestead

If you buy in Madison County, the homestead exemption requires the home to be your primary residence on October 1 of the tax year, and you apply by December 31, according to the Madison County Tax Assessor. The address on your driver's license needs to match. Alabama property taxes are due October 1 and delinquent after December 31.
